Collection of Monthly Fees-Timely collection of HOA fees to ensure proper payment of invoices for common area expenses and capital improvements.
Delinquent Owners/Collection– Zero tolerance for delinquent owners with immediate action to pursue foreclosure.
On-Line Access– Association website for owners to manage their accounts and mgmt to post updates and notices.
Meetings/Notices– Posting of all notices for meetings as required by FL statue. Taking of meeting minutes and distribution to board members and owners.
Financial Statements & Budgets– prepare yearly budget and provide financial statements showing income/expenses.
Vendors/Contractors– For repairs over a certain amount (determined by Board), mgmt will submit 3 bids for review and work with vendor/contract to ensure timely repairs.
Property Inspections– Because our CAM manager is local, property inspections will be done bi-weekly or monthly as per the Board. Also, immediate inspections will be done after a strong storm or hurricane to record damage. Picture and written documentation will be taken.
